Oxford House - Emergency Boiler Replacement

This Land Securities seven floor commercial office block in Oxford Street, housing a number of blue chip media companies, suffered a total structural failure to its 900Kw boilers.

Having been called by the landlord on Friday a.m. we arranged for temporary containerised boiler to be positioned within the buildings ground floor open car park.

Due to the large number of tenants exotic cars parked in the car park, the containerised boiler was delivered on the Sunday.

All enabling connections were fabricated at our works over the weekend, as the existing boiler valves could no longer provide positive isolation, freeze isolations were established to the existing 125mm pipework to allow the installation of new valves and the prefabricated enabling connections these works being carried out on the Monday evening to minimise disruption to the tenants.

By Tuesday the temporary oil fired boiler within the car park was fully operational and providing the building with heat.

The existing failed boilers were replaced with two new Ideal Standard GT9 450kW sectional boilers, new inter-connecting pipework and dedicated combustion/relief air fan and distribution ductwork.

With the boiler house two levels below the car park the logistics proved themselves to be a challenge!!
